The 30A Real Estate Market – Chugging along with the Clouds Clearing

Happy holidays to all!
This has been a busy year for us and for many other agents on 30-A. We are continuing to see our market pick up momentum and are slowly clearing ourselves of distressed sales. Here’s a quick summary of where we stand.
We currently have 685 Single Family properties for sale; this includes all price ranges along 18 miles of beach. Now, that sounds like a lot of inventory, but do the math: that’s 38 single family homes for sale for every mile of beach distance covered, and this stretches back as far as Highway 98.
96 Single Family properties have closed in the last 90 days at an average price of $572,000. We have another 20 pending sales and 76 contingent sales which will double this sold volume as they close.
We do still have 124 bank-owned, short sale and other distressed properties which account for part of the 685 total properties for sale mentioned before (I would only consider showing you about 90 of these properties, the rest are too marginal).
To summarize, we have an active market and the market is getting healthier every day!
I usually mention in my newsletter why I love the area or why someone else has chosen to live here. I’ll start with a quote, “Living here is a dream.” Who said this? One of our newest residents from Arkansas, Mike Huckabee, said this during a recent interview with the Walton Sun. Yes, people from all walks of life are discovering our special “piece of heaven” (my quote) on a daily basis. The word is getting out about the joys of living here; maybe you should try it, too.
Now, to a more serious note… Finding properties that hold value, and breaking into the market at the right time. I try not to climb out on a limb too often with my comments because someone could always be standing behind me with a saw, but… I feel this is an excellent time to look at this market, and if it fits into to your life, I feel strongly it’s a great time to buy. By the way, did I say, “I FEEL STRONGLY IT’S A GREAT TIME TO BUY.” I hope so, because I do feel this way.
I was listening to CNN the other day interviewing Donald Trump. Those same words came out of his mouth, only on a personal level. “I think it is a great time to buy and I’m doing a lot of it.” Everything runs in cycles and we have been in this down cycle at the beach for 6 years. I see the cycle switching directions and the momentum changing.

I also want to mention a special financing situation on one of our listings; you will find this property in the Single Family under $600,000 category above. It is 44 Walton Gulfview. The property is the third property back from the beach with great gulf views from the front and the rear of the house. It is priced at $579,000 and can be purchased with 20 to 25% down and no bank financing. The owner will carry the mortgage at a 3% interest rate amortized over a 25 year period with a 5 year balloon payment.
